Why we do not patch carpets
Here is a great example of why we do not patch repair carpets.
The previous agency of this property for some reason thought this many cut holes in one carpet for a property was acceptable. This carpet is almost more patch repairs than it is original carpet.
I do not consider cutting a square or rectangle into carpet and putting another piece of some other carpet in its place to be a repair. I consider this to be intentional damage.
If the carpet is less than 5 years old and was in perfect condition at the start of the tenancy, the tenant must replace the carpet at full cost.
If the carpet is older than 5 years or had damage prior to the tenancy commencing, the tenant has to pay a depreciated value for the carpet.
Leaving the burn mark or stain in the carpet is preferable to damaging the carpet by cutting into it.
